Bookings and Earnings

We have a stellar reputation on the Outer Banks and book 80% of our reservations direct on our own website.

Our experienced revenue management team consistently monitors rates, demand and occupancy to ensure your rates are positioned competitively.

We also advertise your home on Airbnb, Vrbo, Booking.com and Google Travel among other online listing sites, at no expense to you.

Our reservations and accounting department collect payment from the guests, hold the money in trust and disburse rent to you, on a timely and predictable schedule.


Guest Service and

Protections for You

We answer guest calls at all hours of the day and night, answering questions and resolving issues.

We offer travel insurance to your guests which protects you in the event of a mandatory evacuation and other emergency situations.

We have every guest sign a binding lease agreement protecting your investment.

We collect a security deposit fee from the guest to cover unintentional damage to your home.



Owner Service

We live here. We check on your home during the season, and perform off season security checks to keep an eye on your property.

Our In-house cleaning, maintenance, pool/spa, and linen teams take care of your home and your guests.

We have local relationships with vendors, and will manage your vendor work making sure the work gets done.

Your Designated Property Coordinator will communicate with you regularly about your home.



The cost of hiring a professional property manager

Consider the amount you would pay to Airbnb or Vrbo to list and book your home and process your payments. Then add to that the cost for linens, housekeeping, caretakers, pool care and maintenance vendors. And then consider your time managing it all.

The cost of hiring a professional property manager is often times equal or less than the expense of doing it yourself.

Options - start with a limited plan

If you really enjoy renting your house yourself, consider a Limited Services agreement with Seaside Vacations. You manage the bookings and communicate with the guests and let us handle cleaning, linens, inspections, maintenance and service for you - or select your services a la carte.

Michelle Copeland Russell, Business Development

Michelle was born and raised in Eastern North Carolina. She moved to the Outer Banks in 1995 and began her real estate career with Outer Banks Ltd. In 1999, Michelle obtained her North Carolina Real Estate License and began helping buyers and sellers with their real estate needs in and around these barrier islands that are often referred to as OBX.


During that time, Michelle graduated from the REALTOR Institute and received her Recreational and Resort Sales Council Designation. Michelle is a member of the Outer Banks Association of REALTORS' and the Outer Banks Homebuilders Association.


In her spare time Michelle enjoys camping and riding motorcycles with her husband Joey, two step daughters and 2 pups (Petey and Cash). Michelle is also a driving force behind the Seaside Cares initiative, supporting the Outer Banks community Beach Food Pantry.
